Commercial Roof Leak Repair Minneapolis MN

Leak source location methodology

We start on the roof, not in the ceiling. The interior stain establishes the approximate zone — we translate that zone to the roof surface above it and walk that area systematically. Every lap seam in the zone is probed with a dull knife to check for membrane separation at the seam edge. Every penetration is inspected visually and by hand — pipe boots squeezed at the collar to check for cracks that are not visible to the eye, HVAC curb flashings checked for base separation, drain bowls inspected for clamping ring integrity.

When visual and probe inspection does not identify the source, we use a low-voltage ELD system. ELD passes a low voltage across the wet roof surface and locates current flow at any point where the membrane is breached and in contact with the conductive deck below. The ELD method detects breaches as small as a pinhole — including breaches that are visually indistinguishable from intact membrane. On Minneapolis commercial buildings where a leak has been active for more than one season without a confirmed source, ELD resolves it.

Minneapolis winters create a specific leak investigation complication: many leaks that first appear in November or December are caused by ice dam backup at parapet walls, not by membrane failure in the field. We distinguish ice-dam infiltration from field-membrane leaks during the assessment because the repair scope is different — ice dam infiltration requires flashing remediation at the parapet, not membrane repair at the field zone.

Common leak sources on Minneapolis commercial buildings

Penetration boots are the most common single-point leak source on Minneapolis commercial flat roofs — pipe boots that have cracked at the collar, HVAC curb flashings where the base membrane has lifted, and drain clamping rings where the seal has been compressed and released by freeze-thaw cycling until the seal fails. We carry replacement boots in common pipe diameters on our service vehicles for same-day repair.

Parapet wall flashings are the second most common source. Minneapolis's 90-to-110 annual freeze-thaw cycles put extraordinary stress on flashing termination details over time. Counterflashing that has separated at the reglet, base flashing that has pulled away from the wall, and coping cap joints that have opened under thermal movement — all produce water migration behind the wall and interior leaks at the ceiling-wall junction.

A Minneapolis-specific leak source that warrants its own entry: roof drain freeze damage, described in the ice storm section above. When drain bodies crack from freeze expansion, the drain body becomes a leak source rather than a drainage point — water follows the cracked flange into the assembly rather than out through the leader pipe. We check for cracked drain bodies as part of every winter and spring leak investigation.

My Minneapolis office building has a leak that three roofers couldn't find — can you locate it?

Persistent unfound leaks are the scenario where electronic leak detection pays for itself. We have located entry points on Minneapolis commercial buildings that had been leaking for two to four seasons without a confirmed source — the ELD scan found them on the first pass. If visual inspection has failed, ELD is the next step.

How do I distinguish a roof leak from a condensation problem inside my building?

Roof leaks and condensation produce stains that look identical from below. The distinguishing factors are timing and location: roof leaks track with rain and melt events; condensation problems track with outdoor-indoor temperature differentials in winter and are concentrated at cold-bridging locations in the ceiling assembly. We assess both mechanisms during a winter leak investigation and identify the actual source before writing a repair scope.
